Abstract: The price of Swedish agricultural land has been increasing over the past 20 years and at the same time the yield from crops has been relatively stable. Furthermore there are great regional variations in pricing of land with the largest increase during this period being observed in the region GSS. The purpose of this study is to understand how the price of Swedish land is affected by the yield of crops in three different regions in Sweden; GSS, GNS and SS. From this study the farmer’s ability to pay in these regions, based on expected yield, is also be concluded. The empirical material for the study consists of data from national statistics. Further, mathematical optimization models have been designed for each studied region to model a typical farm in each region. The results in this study show that the marginal value, and thus the ability to pay, for each region varies. For GSS the results present a marginal value of 5 449 SEK, for GNS 4 366 SEK and 3 209 SEK for SS. These values describe the additional utility in SEK from one more used hectare land. When calculating by using these marginal values and price of land in each region gives the conclusion that the average price of land in GSS can’t fully be explained by yield. At the same time the average price of land in GNS is more justly valued and undervalued in SS when looking at the same factor. In other words, given that yield is the only cause that should explain price of land, an investment of land in SS is more advantageous than GNS and especially GSS.
